Healthy homes matter

What is the reason Healthy Homes Compliance So Important?

About 1 in 3 households in New Zealand and Putorino, and research suggests that rental houses are most likely to be older, colder, have less effective heating and tend to be of poorer standard than those owned by owners.

Damp, mouldy and cold homes can have negative well-being outcomes, particularly illnesses such as colds and asthma, as well as heart diseases. In addition, people who report at least four major home quality issues often suffer from less satisfaction in their lives and lower mental health.

Unreasonable Gaps & Holes

Draught Stopping Putorino

Draughts increase the likelihood of lower temperatures in homes. A cold house is more expensive to heat, which means wasting energy and resulting in higher bills.

If a draught could be noticed from gaps that are not adequate or holes that it requirements to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air entering or a clear draught from a gap or hole, then it’s probably a gap or an opening that needs sealing in somehow. Cracks and gaps that are large should be stopped permanently. Any gaps greater than 3mm that allow air in or out within the home require seals. For instance, if an open fireplace is not in use, it can cause draughts and should be sealed off. Landlords and property managers are responsible for making sure that draughts from the fireplace are removed whenever imaginable.

There is no require to block off holes or gaps which are part of the building. For instance, small gaps around doors and windows may be required to allow for movement within the structure as the home heats and cools, to allow them to be closed and opened rather instead of being stuck. We will check all windows and doors in our Healthy Homes assessment of your rental property.

Heating Putorino

Rental properties in Putorino require a reliable heating source that can warm the living area to at minimum 18degC even on the coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat requirements for it to be permanent (i.e. not portable) and at minimum 1.5 kW of heating capacity, and it must have the minimum requirement for heat capacity in the living area. A Heating Assessment Tool can be used to determine if the existing fix heater(s) are adequate or if you’ll need to "top up" by adding a second heater. Unflued combustion and open fire heaters such as the portable LPG bottle heaters are not considered to be safe heating options in The Healthy Homes Standard.

If the heating you provide is electric heating or heat pump it must have an thermostat. This will make the heating more reliable and efficient. For the majority of houses, bigger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. In some instances, like small apartments the smaller fixed electric heater might be enough.

If your main living space already has a permanent heating source, such as heat pumps, it might just require some additional energy in order to comply with the standards. Certain kinds of heaters aren’t able to be used to achieve the quality since they’re either costly, not cost-effective to run, and/or unsafe to run.

Ventilation Putorino

Every living space in a rental home must include at least one open door or window to provide natural ventilation. In addition, humid spaces like kitchens and bathrooms should have an externally vented extractor to remove moisture.

It is the ventilation standard is all about acknowledging it is that dry air will be easier to heat and that an apartment that is well-ventilated will be less prone to developing mould and damp.

Bedrooms, living rooms, kitchens, and dining areas are considered to be liveable spaces. Spaces that connect, such as the hallway aren’t liveable and therefore do not need an opening window or door.

Each window, door or Skylight requirements at least of opening to the outside while remaining set in an opening position in order to allow ventilation and fresh air ventilation.

The bathrooms in all kitchens as well as any other space in your property with a bath, shower and cooktop or another water-generating appliance will need adequate extractor fans that vent to the outside. We offer a Healthy Homes Assessment service will check that there is adequate ventilation in every living space, including suitable extractor fans in areas of high moisture.

Insulation Putorino

The insulation of the ceiling and underfloor is a requirement on all rental houses as of July 1st, 2019. All landlords and property managers are required to ensure that the insulation meets standards that are in line with the latest standard. In some instances, existing ceiling insulation or insulation in the subfloor space might require to be filled with or replaced.

A house that is well-insulated will help to control condensation and lessen the likelihood of dampness and mould, and also makes an easier task to allow the house to retain heat.

Insulation needs to be in compliance with the R-values of your area.

The "R" stands for thermal resistance, and is a measure of how well insulation resists heat flow. The higher the R-value, the more efficient the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Putorino Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the interior of the building; you have to ensure there is somewhere for surface and ground water to go, and also stop it from getting into the building. When it is damp and moisture, it’s usually what you don’t see that could be a huge problem and end up causing damage to your investment as well as affecting the tenant’s well-being.

Rental properties must have effective drainage to get rid of the stormwater and surface waters, and ground water, including the proper outfall or runoff. Making sure that the water has a location to go, and also that it can’t linger underneath the buildings is an essential part of maintaining your property’s dry.

Alongside an irrigation system to stop moisture from entering, if your apartment has an enclosed gap between the floor and the surface, a ground moisture barrier must be constructed if it’s reasonably practicable to do so.

A ground moisture barrier is generally made of polythene and is laid on top of the ground to stop any moisture that is present in the ground from entering the property. It also helps prevent water damage to the floor insulation.
