Fines for Failing to Comply

From the 1st of July in 2021, once a new, renewed or varied tenancy is signed on a Poraiti rental property, all Healthy Homes compliance tasks must be finished within 90 days.

When Do I need to meet The Healthy Homes Standards?

Poraiti Healthy Homes Compliance Timeframes

Tenancies signed between 1 July 2019 to the 30th June in 2021

  • Underfloor and ceiling insulation is mandatory to all Poraiti and New Zealand rental homes where it’s reasonably practicable to install.
  • A Healthy Homes Statement of Intent to Comply as well as an Insulation Statement, and an Insurance Statement must be included with any renewed, new or amended tenancy agreement.
  • Property managers and landlords have to keep records that prove conformance with any Healthy Homes Standards that apply or will be applied during the tenure of their rental properties.

Unreasonable Gaps & Holes

Draughts are a major cause of low temperatures inside houses. A cold home is more expensive to heat, resulting in wasted energy and resulting in higher bills.

Heating Poraiti

Rental properties in Poraiti must have a fixed source of heating that is able to heat the principal or the biggest living room to at least 18degC, even on the coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental well-being.

For most properties, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters will be required. In certain situations, like apartments with small spaces small apartments, a smaller electric fixed heater may suffice.

If your main living space already has a central heating source, like the heat pump, it might need some additional energy to be able to meet the standards.
