Draughts can lead to low temperatures inside houses. A damp home will cost more to heat, resulting in wasted money and energy.

If a draught could be noticed from gaps that are not adequate or holes the area requirements to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air getting in, or see the air is clear out of a hole or gap that is, it is likely a crack or hole which requirements sealing in somehow. Large cracks and gaps should be permanently stopped. The gaps that exceed 3mm that let air into or out within the home need sealing. The proper heating equipment is important for well-being homes

Heating Mayfair

Rental properties in Mayfair need to have a stable source of heat that can heat the principal or the biggest living room to at least 18 degrees Celsius, even on the most coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating needs to be fixed (i.e., not portable), at minimum 1.5 Kilowatts in heating capacity, and it must have the minimum capacity for heating required for the main living room. A Heating Assessment Tool can be used to determine if your current installed heater(s) are adequate or if you’ll require to top up by adding a second heater. Unflued combustion and open fire heaters such as portable LPG bottle heaters are not considered to be safe heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating you provide is an electric heater or heat source, it requirements to be equipped with the thermostat. This will make the heating more uniform and efficient. For most houses, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters are needed. In certain situations, such as small apartments an electric, fixed heater could be enough.

If the main living room already has a permanent heating source like a heat pump, then it could need some additional energy to make sure it meets the requirements. Certain types of heaters cannot be used to achieve the quality since they’re either inefficient, unaffordable to operate or unsafe to operate.

Ventilation Mayfair

Each liveable space in a rental property must include at least one open door or window to offer natural ventilation. Furthermore, moist spaces like kitchens and bathrooms should have an externally vented extractor fan that can eliminate moisture.

A ventilation quality is all about acknowledging the fact that dry air is more easy to heat, and that a well ventilated rental property is less likely to be a victim of mould and damp.

Bedrooms, living spaces, kitchens, and dining areas are all considered living spaces. Connecting spaces like the hallways are not liveable , and thus do not require an opening door or window.

Every window, door or the skylight needs to have the ability to open up to the outside, and stay at an open angle to allow to circulate fresh air as well as ventilation.

Bathrooms, kitchens, and any other room in your home that has a bath, shower or cooktop, or any other water-generating appliance will need appropriate extractor fans which are vented to the outside. The Healthy Homes Assessment service will check that there is adequate ventilation in each livable space and will also check for the proper extractor fans in areas with high moisture.

A house that is well-insulated will reduce the risk of condensation, and decrease the risk of mould and dampness, and will also make it easier to allow the household to hold the heat.

Insulation requirements to meet the R-values required for your area

The "R" refers to thermal resistance and it is a measurement of how well the insulation withstands heat flow. The more R-value is higher, the more efficient the insulation.

Mayfair Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the inside it is also about the outside. You must make sure there is somewhere for surface as well as groundwater to move, and stop it from coming inside. When it is damp and moisture, it is frequently the concerns you don’t notice that could become a major issue, causing the property to suffer and harming the tenant’s well-being.

Rental properties must be equipped with effective drainage to get rid of storm water, surface water, and ground water. This includes the proper outfall or runoff. Making sure the water has a location to go, and it isn’t allowed to remain beneath structures is an important aspect of making sure your property is dry.

In addition to an irrigation system to stop moisture ingress, if your rental has an enclosed gap between your flooring and surface, a ground moisture barrier must be installed if it is reasonably practicable to do so.

The ground-moisture barrier generally a sheet of polythene that is placed over the ground, to block any moisture that is present in the ground from entering the building. It also helps in preventing water damage to the floor insulation.
