What are unjustifiable gaps or holes?

If you can feel external air entering or a clear draught from a gap or hole that is, it is most likely a gap or hole which needs sealing in any way. Cracks or gaps with large gaps must be stopped permanently. Gaps greater than 3mm that allow air in or out within the home require the sealing. Property managers and landlords are responsible for making sure that these draughts are stopped as far as imaginable.

There is no require to block up intentional gaps or holes which are part of the construction. For instance, small gaps around doors and windows could be required to allow for movement of the building when the household is heated and cools in order to let them be closed and opened rather than securing. We will test the windows and doors in an Healthy Homes assessment of your rental property.

In certain situations, like small apartments the smaller fixed electric heater could be enough.

If your main living space is already equipped with a fixed heating source, like the heat pump, it could need some additional energy to be able to meet the standards. Some types of heaters can’t be used to achieve the standard because they’re inefficient, unaffordable to operate or are unsafe to operate.

Mahora Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the inside it is also about the outside. You must make sure there is somewhere for rain, surface as well as groundwater to move and stop it from coming into the building. When it is damp and moisture, it’s typically not apparent that it can cause a lot of trouble and cause damage to your investment as well as harming your tenant’s health.

Properties that are rented must be equipped with effective drainage to eliminate floodwaters, surface water and ground water, which includes the proper outfall or runoff. Making sure that the water has a location to go, and that it isn’t allowed to remain beneath structures is an important aspect of making sure your property is dry.

Alongside a drainage system to avoid moisture from entering, if your apartment has an enclosed gap between the floor and ground, a ground moisture barrier must be installed if it’s reasonably practicable to do so.

The ground-moisture barrier typically an insulating sheet of polythene laid over the ground to stop any moisture that is present in the ground from getting into the structure. It also helps prevent from causing damage to the flooring insulation.
