Healthy Homes Assessment Services

Did you know that the Healthy Homes Standards came into in force on July 1, 2021? The landlords are now required to make sure their Greenmeadows rental properties meet the minimum Healthy Homes Standards within 90 days of any new or renewed tenancy and all private rental properties must be completely certified by 1 July 2024.

Fines for Failing to Comply

As of 1st July 2021, once a new or renewed tenancy is signed on a Greenmeadows rental property, all Healthy Homes compliance work have to be finished by the end of 90 days.

Beginning on July 1st, 2021, if a new, renewed or varied lease is entered into on a Greenmeadows rental property, all Healthy Homes compliance work must be done within 90 days.

Failure to adhere to one of the Healthy Homes Standards inside of the expected timeframe can result in a fine of up to $7200. Furthermore, if a existing Healthy Homes Statement of Compliance is not included within the new, renewed or revised tenancy agreement, it could result in additional penalties or an infringement fee.

Those who have more than six properties could receive fines of up to $50,000, and even as high as $100,000 in hearing claims.

What time Do I need to be in compliance with the Healthy Homes Standards?

Greenmeadows Healthy Homes Compliance Timeframes

Tenancies established from 1 July 2019 and 30 June 2021

  • The insulation of the ceiling and underfloor is required throughout Greenmeadows and New Zealand rental homes where it’s reasonably practicable to put in.
  • A Healthy Homes Statement of Intent to Comply, an Insulation Statement and an Insurance Statement must be included in any renewal, new or altered tenancy contract.
  • Property managers and landlords are required to keep records of their conformance with any Healthy Homes Standards that apply or will be applied during the tenure of your rental home.

Beginning 1 July 2021

  • Private landlords and property managers must make sure that their rental properties are in compliance with the Healthy Homes Standard within 90 days of any new, renewed , or altered tenant.
  • All boarder households (except Kainga Ora and registered Community Housing Provider boarder household tenancies) must adhere to the Healthy Homes Standards regardless of when the tenancy began.

From July 1st 2023

  • All homes rented from Kainga Ora (formerly Housing New Zealand) and Community Housing Providers that are registered must be in compliance with the Healthy Homes Standards regardless of the date the tenancy was started.

From 1 July 2024

  • All rental houses must be in compliance with the Healthy Homes Standards regardless of the date when the tenancy started.
Unreasonable Gaps & Holes

Draughts increase the likelihood of low temperatures inside households. A cold home is more expensive to heat, which means wasting energy and incurring higher costs.

What are unjustifiable gaps or holes?

Rental properties in Greenmeadows need to have a stable source of heating which can warm the living space to at least 18 degrees Celsius, even on the coldest winter days. In most houses, larger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters are necessary. However, in some cases like small apartments an electric, fixed heater may be sufficient.

If your living space already has a central heating source such as an air conditioner, it might need an update to ensure it meets the requirements. Certain types of heaters cannot be used to comply with the standard because they’re expensive, inefficient and/or unhealthy to run.

Ventilation Greenmeadows

Property managers and landlords must ensure that the insulation is up to standards that are in line with the latest standard.
