Fines for Failing to Comply

Since the 1st July of 2021, when a new, renewed or varied tenancy is signed on a Frasertown rental property, all Healthy Homes compliance items have to be completed inside of 90 days.

Beginning on July 1st, 2021, when a new, renewed or varied lease is entered into on a Frasertown rental property, all Healthy Homes compliance work must be completed within 90 days.

Frasertown Healthy Homes Compliance Timeframes

Tenancies commenced in the period between July 1st 2019 and 30 , June 20,21

  • Ceiling and underfloor insulation is required to all Frasertown and New Zealand rental houses where it’s reasonably practicable to put in.
  • A Healthy Homes Statement of Intent to Comply An Insulation Statement as well as an Insurance Statement should be included with any renewed, new or amended tenancy agreement.
  • Property managers and landlords have to keep records to demonstrate the compliance with all Healthy Homes Standard that apply or will be applied during the tenure of an apartment rental.

Beginning 1 July 2021

Heating Frasertown

Frasertown rental properties must have a fixed source of heating that can heat the principal or the biggest living room to at least 18 degrees Celsius, even on the coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health and mental outlook.

The heating source needs to be fixed (i.e. not portable) and at minimum 1.5 kW of heating capacity, and it must have the minimum capacity for heating required to heat the living space in general. If your main living space already has a fixed heating source such as an air conditioner, it might need some additional energy to ensure it meets the requirements. Certain kinds of heaters cannot be used to comply with the standard as they are either costly, not cost-effective to run, and/or unhealthy to run.
